About this service

Most East Village brownstones and walk-ups have hardwood underneath the floors - sometimes oak, sometimes pine, often hidden under decades of finish, paint, or carpet. Refinishing them is almost always cheaper than replacing them, and the result is a floor with the kind of character new flooring can't match.

We refinish floors in occupied homes using dustless sanding equipment - that's the most common ask in our service area. We seal off the rest of the home, sand back to bare wood, repair gaps and damaged boards, then apply stain and three coats of finish in your choice of sheen.

Working in East Village or one of nine other Manhattan cities? We’ve done refinishing work in all of them. Curious how we run a job site? Read our story.

Scope of Work

What's included in a refinishing job

We work with what you have. A typical refinish breaks down into these phases:

  1. Phase 01

    Prep and assessment

    • Furniture move-out and floor inspection - identifying boards needing replacement
    • Site protection - sealing rooms, taping baseboards, sealing HVAC vents
  2. Phase 02

    Sand and repair

    • Dustless sanding to bare wood (3 grits, full and edge)
    • Gap filling and board replacement where needed
  3. Phase 03

    Stain and finish

    • Stain application in your chosen color (or natural)
    • Three coats of polyurethane finish - water-based or oil-based, matte/satin/semi-gloss
    • Light buff between coats for adhesion
  4. Phase 04

    Cleanup and walk-through

    • Vacuum, wipe-down, and reinstallation of baseboards or quarter round
    • Walk-through and dry-time guidance before furniture goes back

Most rooms take 4-6 days from sand to walk-on. Site cleaned daily, dust controlled with HEPA vacuums.

  5. Step 05

We walk every room with you. Final payment after sign-off.

Honest Pricing

What does hardwood refinishing cost in East Village?

Typical Range

$3 – $8 per square foot

A typical condo floor (700-1,000 sq ft) lands around $3,500-$7,000 depending on stain choice, finish coats, and how much board repair is needed. Brownstone full-floor jobs run higher because of stair edges and tight spaces. We give you a fixed-price written quote.

From the founders

Refinishing is one of the highest-ROI projects you can do on an old East Village floor. Done right, it lasts another 20-30 years. Done wrong - skipped grit, bad sanding pattern, wrong sheen for the species - and you stare at it. We treat it like the millwork it is.

Verified Google Review
Sam and the team replaced the hardwood floor in our East Village apartment after a building pipe issue caused water damage. They handled everything — moving the HVAC, the water heater, sourcing matching wood. Honest, professional, and went above and beyond to coordinate with the building. Best contractor experience I've had in the city.

FAQ

Questions East Village homeowners ask before booking

How long does hardwood floor refinishing take?
Most jobs take 4–6 days from start to walk-on. Sand and prep is 1-2 days, then a day each for stain, first coat, and second coat with cure time between. We give you the exact schedule before starting.
Is the dust really controlled?
Yes. We use commercial dustless sanders with HEPA vacuums attached. Work area is sealed, vents are taped, adjacent rooms are protected. There will be a thin film of fine dust to wipe down once we're done - but you won't be cleaning for weeks.
Can I stay in my home during the job?
Most clients do. We seal the work area and ventilate during stain and finish coats. Floors are walkable in socks within 24 hours of the last coat, full furniture back in 5-7 days. If the smell bothers you, plan to be out the days we're staining.
Can you fix damaged boards?
Yes. We replace boards damaged by water, deep gouges, or pet stains. We source matching species and ensure the new boards blend after sanding and staining. Some color variation is normal in older wood, but it usually disappears under stain.
What stains and finishes do you use?
Bona, Loba, and other major commercial finishes. Water-based finishes dry faster and have less odor; oil-based amber gracefully and may suit traditional looks. We bring stain samples to apply on your actual floor before committing.
Do you handle stairs?
Yes. Stair refinishing is more labor-intensive than flat floors because every tread, riser, and skirt is hand-sanded. We quote stairs separately - usually $50-$100 per tread depending on configuration.
