    We look at your existing floors, check the subfloor, and talk through what you want - refinish what's there, install something new, or a mix.

  2. Step 02

    Written quote within 48 hours

    Per-square-foot pricing or fixed-job quote, depending on scope. Includes materials, labor, removal and disposal. Miss the 48-hour deadline? Take $250 off.

  3. Step 03

    Material selection

    We bring samples or send you to suppliers we trust. For refinishing, we apply 3–4 stain samples on your actual floor before committing.

  4. Step 04

    The work

    Refinishing: 3–5 days for a typical home. Install: depends on square footage. Furniture moved and protected. Site cleaned daily.

  5. Step 05

    Cure and walk-through

    Hardwood needs 24–72 hours cure time before you walk on it (longer for full furniture return). We tell you exactly when the floor is ready.

A typical 800–1500 sqft home takes 3 to 5 days: 1 day to sand, 1 to stain, 1–2 to apply finish coats, plus cure time before furniture goes back (usually 24–72 hours, full cure 7 days for water-based finish, longer for oil-based).
Can I refinish floors that have been painted or carpeted over?
Almost always yes. Carpet padding leaves staples and adhesive residue, but our sanders take it down to fresh wood. Painted floors take longer to sand because we're removing extra material, but the original wood almost always comes back beautifully.
Do I need to leave my home during refinishing?
We recommend it for the sanding and finish-application days because of dust and fumes. Water-based finishes are low-odor and let you back in faster. Oil-based finishes look richer but smell strong for 24–48 hours. We'll tell you which we recommend for your project.
What hardwood works best in East Village condos?
For most older East Village condos and brownstones, white oak or red oak (3/4" solid) is the standard - they refinish well and match what's already in the building. For below-grade or moisture-prone areas, we use engineered hardwood or LVP.
